Application Process
  1. Is there an application fee? Yes, a non-refundable $35 application fee for credit and background check for each adult that will be living in the unit.  
  2. How do I submit an application to rent?  On this website, www.triumproperties.com, go to the application tab and fill out the application digitally. Click Here to Apply
  3. Once I have applied, what are the next steps? Once you fill out the application, we will send a confirmation of billing of the application fee that you must approve.  Once approved we should have the credit and background check shortly and will contact you soon.
  4. If you qualify as a tenant? We will contact you shortly and begin going over the digital lease. 

Before Signing the Lease / During Viewings
  1. How much is the monthly rent, and what’s included? First months Rent and Deposit (1 month of rent). If you 
  2. Do you accept pets and what are the pet fees?  Some units are pet friendly.  Pet deposit is a non-refundable $250. In addition, a $35 per month for first pet. $15 for each additional.
  3. Service Animals and Emotional Support animals are accepted without fees?  Correct, no fees with proper documentation from a healthcare provider or licensed mental health professional (LMHP) confirming the need for the ESA is required.
  4. What’s the security deposit amount, and under what conditions is it refundable? Security Deposit is 1 months' rent.
  5. Are utilities included in the rent? If not, who pays for what (electric, gas, water, trash, internet)? Each unit has different responsibilities for payment.  We will go over the payments of each property individually.
  6. How and when is rent due, and what are the accepted payment methods? First of each month. Grace period is 5 days. Late Fees are Online portal, check, auto-debit, drop at office at 37 Robin Hood Lane Troy, Ohio.  
  7. Is renters insurance required, and do you provide any coverage? Many landlords require it for liability and personal property protection.
  8. Are pets allowed? What’s the pet policy (breed restrictions, deposits/fees, number limits)? One of the top questions—especially for pet owners.
  9. How long is the lease term, and is it renewable? Can it be month-to-month after? Fixed 12-month vs. flexible options.
  10. Who handles maintenance and repairs? How do I report issues, and what’s the typical response time? Submit all work request on online portal on Buildium. Please provide pictures and details.
  11. Is there parking? How many spaces, assigned or first-come? Any extra fees? Each unit is a case by case basis for parking. We will cover this for each individual unit.
  12. Are there any rules about guests, subletting, smoking, or noise? .
During Tenancy / Ongoing Questions
  1. How do I request repairs or maintenance? Please submit repairs and maintenance request on Buildium portal. Please include details and pictures when possible.
  2. Can I make changes to the unit (paint, hang things, add fixtures)? Approval process and restoration requirements.
  3. When and how much notice is needed for rent increases or lease changes? Usually 30 days for month-to-month, but varies.
  4. What happens if something breaks (appliances, HVAC, plumbing)? Landlord responsibility vs. tenant-caused.
  5. How do I get my security deposit back at the end? Inspection process, timelines (often 30–60 days after move-out).
  6. What’s the policy on early lease termination or breaking the lease? Fees, notice required, or subletting options.
  7. Are there any upcoming renovations, inspections, or changes to the property? Especially in multi-unit buildings.
  8. Who controls the thermostat / heating and cooling schedule? In shared systems or seasonal buildings.
